The IRS has spelled out guidelines for eligibility for the home buyer credit when co-borrowers purchase a property.
The IRS says the parent doesn’t qualify for any portion of the credit, but if the child hasn’t owned a home during the three years preceding the current purchase and can qualify based on income, he or she can be allocated the entire $8,000 credit.
When unmarried individuals co-purchase a home and only one of them is eligible for the credit, then the full $8,000 can be allocated to the eligible buyer.

Seasonal Tips for Selling Your Home
If your home is located in Southern Indiana where we have seasonal changes, having a few photos on hand of your homes exterior at various time of the year is a very smart thing to do! Be prepared to list your property any time of the year with appropriate phtotos.
Spring and summer provides a wonderful backdrop for your home. The fall offers some of the most vibrant and dramatic colors in the rainbow including reds, oranges and greens. As the Fall colors past and Old Man Winter sets in, be aware of additional days to go out and snap photos of your home, the lawn and subdivision scenes. Christmas decor, cold cloudy days, freezing icy days and of course snow fall . . . try various times of the day too! Early morning can be very different from high noon. After a rainfall . . . late in the afternoon when the sun is low, as dusk falls and lights go on, can create a warm dramatic photo also. FHA downpayments may be raised from 3.5% up to 5%
Four of the nations largest banks are doubling and tripling the size of their short sale departments to handle the influx of short sales
Future foreclosure inventory is being underestimated, not overestimated
FHA has a federally mandated reserve requirement of 2%. The most recent audit has come in at only 0.53% in reserves. It was expected to be less than 2% but . . . NOT this Low! Conventional loans normally have "regional" guidelines, but FHA is FHA . . . regardless of the area of the country.
With this news in hand, I am geared up to come back to Southern Indiana and help EVERY buyer that calls me! The good thing . . . the tax credit applies only to homes priced at $800,000 or less, so give me a call!\

It's Official!
Today, President Obama signed a bill that will extend the $8,000 homebuyer tax credit to sales contracts signed by April 30, 2010 and will have until June 30, 2010 to close. The bill also creates a $6,500 credit for those who buy a home after living in their current house at least five consecutive years out of the last eight.
Limitation on cost and income - Effective Nov 7th, 2009 ~~ $800,000 or less (vacation homes and investment properties are NOT eligible). Income up to $125,000 for single purchaser and $225,000 for joint filers. Additional $20,000 phase out.
Anti Fraud Rule - Taxpayers must attach documentation to their federal income tax returns. If the credit exceeds their tax bill, the government will issue payment. Taxpayers who want immediate refunds can amend their tax returns for 2008 to claim the credit.
Repayment - The tax credit will not need to be repaid, IF the buyer occupies the home for a minimum of three years. However, if the property is sold during this three-year period, the full amount of the credit will be recouped at the time of the sale.

FROM: US NEWS AND WORLD REPORT: An extension of the $8,000 first-time home buyer tax credit appears all but certain after the Obama administration called on Congress to give house hunters more time to claim the popular tax perk. The move comes shortly after Senate lawmakers stuck an agreement to not only push back the measure’s looming deadline but expand it to allow current homeowners and more affluent buyers to claim the credit. The agreement would allow current homeowners to claim up to $6,500 as long as the property they are vacating has been their primary residence for at least five years.
Senators moved to increase its annual income limits from $75,000 to $125,000 for single buyers and from $150,000 to $225,000 for married couples. These limits apply to both first-time and move-up buyers, although neither can purchase a home for more than $800,000 and still get the credit.

BabyCenter.com has conducted a poll of 25,000 U.S. Women and found that 63% of online mothers now use social media networks such as Facebook and Twitter regularly, compared to only 11% three years ago to stay informed. 44% said they use social media for finiding information regarding parenting and products.

Dual Agency ~~ What it means for me?
In states such as Indiana, where dual agency is legal, the real estate agent will serve the needs of both parties fully, because good business practices and professional integrity require honesty and fairness. As Realtor's we abide by a Code of Ethics! If a buyer and seller are both represented by the same agency, they will be asked to sign a dual agent contract acknowledging the affirmative obligations of the real estate agent. Neither party should fear being shortchanged because the other party's interests will come first. Because the real estate agent will honor the code of confidentiality, both parties may share sensitive information without undue anxiety.
