Mulling a kitchen remodel but want to keep costs low? You’re au courant with today’s trends that emphasize options and high-tech wizardry at affordable prices.

Trend #1: Remodeling scales back
A new focus on moderation and value has entered the remodeling mind-set. Trends that are likely to show up in your kitchen next year include:

You’ll repair your existing appliances instead of replacing them, extending their life with good maintenance and care. If you’re replacing cabinets, you’re likely to build around your current appliances rather than choosing new models.

You’re scaling back your cabinetry purchases, with an increased emphasis on kitchen storage and functionality over elaborate decoration. For example, rather than stacked crown moldings throughout the kitchen, you’ll put your money into practical roll-out trays and drawer organizers.

Small-scale kitchen projects are big news. Changing out cabinet hardware, replacing a faucet, and refacing your cabinets upgrades your kitchen without major expense.

Trend #2: Simpler, warmer styles dominate
Fussiness and excess have faded away in favor of pared-back looks that present a more timeless, value-conscious style.

Cabinet decoration continues to streamline. For example, massive corbels, once fashionable as undercounter supports, will give way to sleeker countertop supports and cantelivered countertop edges. Stacked moldings will pare back or disappear entirely. Elaborately glazed finishes will yield to simpler paints and stains.

Kitchen finishes will continue to get warmer and darker, and feature natural and stained woods. Walnut especially is growing in popularity.

Laminate countertops will continue to surge in popularity, especially in contemporary design. The latest European-inspired laminates offer more textured and naturalistic finishes than ever before. While exotic wood kitchen cabinets are out of reach for most home owners, glossy, look-alike laminate versions can be had for about one-third the price.

Trend #3: Technology expands its kitchen presence
Many of the techno products and trends that relate to your smartphones and tablets have just started making their way into your local showrooms and home centers.

Appliances will be equipped with USB ports and digital screens so you can display your family photographs and kids’ artwork.

Smart, induction built-in cooktops ($500-$3,000) remember your temperature settings as you move your pans across their entire surface.

One light finger touch is all it takes to open the electronically controlled sliding doors of your kitchen cabinets — a boon to people with limited mobilities. You’ll pay 40% to 70% more for cabinets with electronically controlled doors than standard models.

You’ll be able to use your smart phones and tablets to control lights and appliance settings from anywhere you have a wi-fi connection, as well as to shop for appliances from major manufacturers.
You’ll be opting for LEDs for your recessed lights, under-cabinet task lighting and color-changing accent lighting. You’ll see more LED-powered pendants and chandeliers from major manufacturers as inefficient incandescent bulbs continue their march toward extinction.
A wide selection of affordable microwave ovens with convection and even steam features gives owners of smaller kitchen spaces more high-end cooking power.

Study Finds 38% of Homes Purchased in 2011 Bought with Cash

Despite record low mortgage rates, 2011 has seen a surprisingly high level of cash home purchases, according to the real estate research firm Hanley Wood Market Intelligence.

Jonathan Dienhart and Ken Lee, two analysts with the company, say between tight lending standards and a desperate search for yield by investors, cash purchases of homes – particularly for distressed properties – became even more common in 2011 than last year.

Dienhart and Lee analyzed data collected through Hanley Wood’s Housing IntelligencePro, and shared their findings in a blog post.

The two discovered that 38 percent of homes purchased in 2011 were bought with all cash. That’s up from 34 percent in 2010, and double the 19 percent rate in 2006.

According to Dienhart and Lee, this trend is likely to continue in the near term. They note that cash-paying investors are responsible for an increasing share of home purchases nowadays as prior homeowners abandon the ownership market and head back to rentals.

This entire buying process can take from several weeks to several months to accomplish. It includes the selection of a home, negotiating and writing a contract, securing a mortgage loan and closing the transaction.

Before beginning the selection process, buyers should ask their real estate agent for a clean explanation of the time required for each step. For example, it may take several weeks to identify suitable homes and make a choice. Once a selection is made, it may take another week or more to negotiate a contract of sale with the owners. The agent will be helpful during this period.

Once a home is under contract, buyers will make formal loan application. It may take several more weeks for the lender to verify employment and credit history. Upon loan approval, the closing process begins. This period involves a title search, inspections, survey, etc. Finally, on completion of all paperwork, the sale is consummated.

Buyers should stay in close contact with the real estate agent during this period. With open communication, and a little patience, moving day will arrive without a hitch.

Monday, August 22nd, 2011
June’s increased pending sales convert to closed sales in July;
Number of closed sales, median sale price of homes and pending sales all up year-over-year

(INDIANAPOLIS, IN) – The monthly “Indiana Real Estate Markets Report” today released by the Indiana Association of REALTORS® for July 2011 signaled progress. Not only did the prior month’s increased pending home sales convert into closed sales, but the total number of closed sales and the median sale price of those homes are both up year-over-year. The number of July’s pending sales is also up, making it the third consecutive month for that increase.

Statewide, when comparing July 2011 to July 2010:

The number of closed sales increased 23.9% to 5,569;
The median sale price of homes increased 4.3% to $120,000; and
The number of pending sales increased 11.3% to 5,183.

“It’s always encouraging when pending sales increase because that figure is a measure of consumer confidence,” said Karl Berron, Chief Executive Officer. “It’s even more encouraging when pending sales move into the closed sales column, as they did from June to July. That puts deeper meaning to member reports of growing activity across the state, which is undoubtedly spurred by the lowest interest rates in most of our memories.”

WHAT'S THE DIFFERENCE?
You've heard the terms "asking price" and "selling price". Who determines those prices, and how are they established? What's the difference between the two?

When selling your home, make certain the "asking" price and the "selling" price are the same. The asking price, established by the seller, is ideally based solely on historical sales data. The sellers' agent can provide actural selling prices on similar homes which have sold recently, and suggest a likely sale price range.

Asking prices based on hearsay, appreciation expectations, or other nearby home "asking prices" are not like to attract a buyer, and may lead to lengthy sale times. An asking price "above the market" only encourage low offers. A high asking price may also serve as the justification for purchasing another home.

What, then, is the "selling" price? It is that price finally agreed to by both buyers and sellers as cited in the sale contract. Sellers who carefully select an asking price based on the current market, are often rewaded with a full-price purchase offer. The reason? Buyers are also careful shoppers. When they find a home with a "fair" asking price, there is no need to squabble about price. They just buy it!

Is there a lesson here for sellers? Certainly. Set an asking price which is the likely to be the selling price! OR . . . maybe even higher, because they do not want to lose the home!

If your house is a typical one, there is probably some kind of small, leggy creature that makes its home with you. Whether they are termites, fleas, roaches, ants, or spiders, it is a good idea to serve them with an eviction notice before you put your home on the market. If home remedies like ionized boric acid don't work, paying a professional exterminator will be money well spent.

Most standard sales agreements require that a property be inspected before the closing and treated for termite infestation, if necessary. It is a good idea to check for insect problems as soon as you sign a listing agreement, so that they don't become an issue of contention in the sale. Some insects may not physically damage the house, but may reduce its chances of selling for top dollar. Constantly having to push back spider webs while touring the house could seriously undermine a prospective buyer's ability to fully appreciate your home.

I blew my own mind this morning --

If I closed on my house this month instead of last November, my house payment would be $17 a month LESS or 17X12=$204 a year less or X 30 =$6,120 less over the life of the loan.

However ... If I closed at the interest rate I had on my first house as a single person, which was 10% on contract-huge bargain, . . banks were charging 17%- My house payment would be $853 a MONTH MORE ... I didn't bother to do the other calculations because I would not be living in this house!

This is absolutely the best time to buy a house that I have ever personally witnessed!

It's going to be an exciting day! You have an appointment to see 8 to 10 homes which have been carefully selected by the real estate agent, and you can't wait to get started. Here's a word of caution. . . By day's end, your imagination and memory will have been stretched to the limit. How will you possibly remember each home and it's features?

Ask the real estate agent to provide printed details on each home visited . . . commonly called a Data Sheet. The listing agent may also provide a Brochure in the home, which contains photos, that's even better! If this material is available, make handwritten notes in the margins and white spaces about each home.

If printed literature is not available, take a legal pad and clip board with you and be prepared to take extensive notes. If you have concerns or objections, write them down for later review. Be sure to record answers to any questions you might ask to avoid confusion later.

You may also consider taking a small camera with you and improve your ability to recall each home you visit. As you approach each home, take a front exterior photo and capture the house number. This will help you later when you review your notes.

5 Reasons You Should Consider Selling Now

If you plan on moving anytime in 2011, you should strongly consider selling your house now rather than waiting. Here are five reasons why:

1.) This is when your house will get the most exposure

The spring, and particularly the month of May, is when most buyers enter the real estate market. This surge of buyers dramatically increases the exposure for your house . The best chance of getting quality offers (perhaps even multiple offers) is RIGHT NOW!
2.) Foreclosures and short sales will increase in about 90 days

The good news is that the number of people paying their mortgage on time is increasing. This will lead to less distressed property sales later this year and throughout 2012. The not-so-good news is that there is still a large inventory of existing foreclosures and short sales that will still be coming to market.
As an example, LPS reported in their latest Mortgage Monitor that:
There are still twice as many loans going 90+ days delinquent as are starting foreclosure

There are almost three times the number of foreclosure starts as there are foreclosure sales

Distressed property inventory levels are almost 45 times the rate of monthly foreclosure sales

This means that there is a backlog of properties which will start coming to the market in about 90 days as banks clear up their paperwork challenges. These properties sell at dramatic discounts. They will be your competition. Both Fannie Mae and Freddie Mac have recently discussed the magnitude of this challenge.
3.) Interest rates have risen over the last six months

Interest rates have stabilized recently. However, in the last six months, interest rates have climbed over 1/2%. Every time the rates increase 1/4%, approximately 250,000 buyers are eliminated from qualifying for a mortgage. In an environment of volatile rates, waiting could mean that there will be fewer buyers eligible to purchase your house. It also could mean that you will pay a higher rate on the next home you buy.
4.) Qualifying for a mortgage is about to get even more difficult

Besides increasing rates, there are other factors that will hinder a buyer’s ability to qualify for a mortgage as we move forward. Lending standards have been getting tighter over the last year. And as the government debates the new proposed guidelines (QRM), banks are gearing up for even more stringent standards.
Morgan Stanley recently stated:
“Recent developments in issues such as GSE reform, Dodd-Frank securitization rules, and foreclosure settlement issues suggest a tighter and more expensive environment for mortgage credit.”
This may impact any potential purchaser for your property and may also impact your next purchase.
5.) It’s time to get on with your life

Probably the most important reason to sell is so you can get on with your life. You placed your home on the market for a reason. Do not allow a less-than-stellar housing market prevent you from reaching your goals as an individual or as a family. Think about the reasons you decided to move in the first place. Are these reasons still important to you? If you have to take less than you were originally hoping to get for your house, your family has a question to ask each other: Is the dollar difference in sales price worth putting off our plans? Only you and your family know the answer to that question.
Bottom Line
If you plan to sell this year, the reasons above prove that selling now makes more sense than waiting to later in the year. Sit with a real estate professional in your area today to fully understand your best option.

Dear Friends of Schmitt Photo...

George Schmitt Jr.

Today George Schmitt would be 90 years old. As most of you know, George was the second generation of the Schmitt family and very important to the photographic industry. I still have people tell me daily what an impact my grandfather and Schmitt Photo had on their love for photography. Many had their first jobs working in the lab, answering phones, or selling cameras. Several met their spouses while working for us. He passed away February 26th of this year. He left behind a legacy in Evansville.

He left behind so much more than just Schmitt Photo. He left us with memories. He left us with photos, letters, and fantastic photographic memorabilia. While preparing for his funeral, my brother and I chose to help organize photos to represent my grandfather's life. While the job was daunting at first...boxes and albums filled the room...I have never had more fun with my little brother. We laughed at old hairstyles and reminisced about the crazy things that we did with our cousins while our parents were distracted. We found love letters between our parents and even our grandparents and letters home from camp. We read some...and closed some up very quickly...there are some things we don't need to know about our grandparents!

All of that got me thinking-what will this generation leave its children? With emails and texting, we won't have written letters for them to read. Photos are stored on phones and Facebook, but rarely printed. So, I'm asking you as a favor to your children-start printing your photos. Bring in your USB cables or micro chips from your phones and have those pictures printed. Grab your memory cards and CDs and have your pictures printed. They don't have to be in albums or beautifully placed in scrapbooks. They just need to be able to be held and to be passed around a room at family gatherings. Don't be the person who lost the first two years of her son's life because her memory card crashed and could not be recovered or the young couple whose wedding CD broke in the computer.

It is cheaper to buy a home than to rent one in 39 of the nation's 50 largest cities, according to a quarterly report released today by real estate search and marketing site Trulia.

Trulia's rent vs. buy index compared the median list price with the median rent on two-bedroom apartments, condominiums and townhomes listed on Trulia.com as of April 1, 2011, in the 50 most populous cities in the U.S. While 72 percent of the cities favored buying in the previous quarter's report, 78 percent favored buying in this latest report.

"With home prices nearing a double dip and more foreclosures expected to flood the housing market over the next two years, the decision between renting and buying a home across most of the country has clearly moved in favor of buying," said Ken Shuman, Trulia's spokesperson, in a statement.

"As we head into the summer buying season, those looking to buy a home should be encouraged by improvements in the market and feel optimistic about their chances of finding an affordable home -- much more so than in previous years."

The conventional wisdom when selling a home has always been to wait until the ‘Spring Buying Season’. Over the years, that has seemed to make sense and is now accepted as a good strategy for those who want to sell their house and receive the best possible price. This real estate market has shattered many previously held beliefs. The wisdom of waiting for a spring market is another belief that is about to fall. Here are five reasons why?

1.) Interest Rates Are On the Rise
Interest rates have spiked up rather dramatically over the last ninety days and are now over 5%. Initially, an increase in rates has a positive effect on the market as it forces buyers off the fence. However, it also eats into a buyer’s purchasing power. As rates increase, the mortgage amount a buyer qualifies for decreases. This will eventually have a negative impact on prices.

2.) Your Dream Home Will Never Be Cheaper
If your family goal is to sell your current house and take advantage of the fabulous selection of properties currently available to buy the home of your dreams, DO IT NOW! Prices will continue to soften in most markets. However, if you are buying, COST should be more important than PRICE. Cost can be dramatically impacted by rising mortgage interest rates. Do the math and decide if now is the time.

3.) Buyers Are Out Early
There is mounting evidence that buyers are coming out earlier this year. A belief that now is a good time to buy coupled with the increase in interest rates has started the buying season early.

Pete Flint, CEO of Trulia:
“We’re seeing a national resurgence of buyer and seller activity on Trulia.com. In January alone, we experienced an unprecedented level of site traffic including 11 million unique visitors – which is more than 70 percent year-over-year growth. We’ve are now experiencing 100,000 property views per minute.”

The National Association of Realtors just reported that the number of house sales increased 12.9% over last month.

4.) Inventory Increases Every Spring
Every year there is an increase of inventory which comes to market as we approach the spring. Here is the number of listings available for sale in 2010.

February – 3,531,000
March – 3,626,000
April – 4,029,000

We believe there will be an increase in these numbers in 2011 as there is a pent-up selling demand created by the weak market of the last few years. You won’t have to worry about this increasing competition if you sell now.

5.) We Are in the Eye of the Foreclosure Storm
While banks are trying to rectify their foreclosure procedures, there is a large supply of discounted properties which has been delayed coming to market. This inventory will be released sometime in the next few months. Foreclosures sell on average at a 41% discount. When released they will be competing with your house for the buyers in the marketplace. If you are looking to sell in 2011, you want to sell before this inventory becomes your competition.

CNN Money quoted the leadership Of RealtyTrac on this issue:
“We’ve now seen three straight months with fewer than 300,000 properties receiving foreclosure filings, following 20 straight months where the total exceeded 300,000,” said James Saccacio, CEO of RealtyTrac.

“Unfortunately,” he added, “This is less a sign of a robust housing recovery and more a sign that lenders have become bogged down in reviewing procedures, resubmitting paperwork and formulating legal arguments related to accusations of improper foreclosure processing.”

“We expect a spike in the first quarter,” said Rick Sharga, a RealtyTrac spokesman.

There are two important steps preliminary to becoming a homeowner. First you must find the right home and negotiate the price and terms with the sellers. Then you come to one of the most difficult parts of the transaction--finding the perfect loan.

You should do some comparison shopping among lenders. Your real estate agent can refer you to several reputable lending institutions which should be able to complete the loan process before your proposed financial approval date. The loan officer will take your application and have you sign all the necessary papers to authorize credit and employment verifications. You and the real estate agent should get periodic progress reports to make sure that all of the details are taken care of. Such reports will help to ensure that any potential problems are discovered and addressed before they can hinder the transaction.

Real Estate Tip: Read the Fine Print ~

Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form.

Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas.

Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or easements, or walls or fences shared with adjoining landowners. Room additions or repairs made without the necessary permits or not in compliance with building codes must be noted. Sellers must disclose citations or lawsuits against the property. If any such conditions appear on the disclosure form, consult with your real estate agent immediately regarding how to proceed with negotiation.

Many home sellers are disappointed by the first offer they receive. For example, when your agent calls to say that she has an offer on your home, your adrenaline might start flowing profusely. You get really excited, but your happy bubble bursts when you are presented with the contract. It's just not enough! The buyers asked for your new washing machine, and they also want to postpone the closing for three months. You don't see how it can work!

Before rejecting any offer on your property, you should consider making a counter offer. Rarely does an offer
look the way it would if you had written it yourself. Consider the good and bad points of the offer, and work with the agents to find a middle ground that you and buyers can live with. You may have to go back and forth several times, and there will probably be compromises on both sides. Unless you are lucky enough to be selling in a strong sellers' market, the buyers will expect to do some bargaining. With a little patience, you and your agent can create a "win-win" situation for you and the buyers.
